Do you want to sell your home faster and for more money?
Some home sellers like to price their homes at the top of the market or higher, thinking this will deliver them more money. I have worked with several sellers in my many years in real estate who pursued this approach. It didn't work well and will not work now, especially in today's competitive market. If the home is over priced, it doesn't get showings, it becomes stale, and it then requires significant improvements and/or price reductions to sell.
The real estate market can be like the produce department at the grocery store. Buyers are looking for the freshest, highest quality produce at a good price.
I work with many sellers who work closely with me to prepare their home appropriately for sale, and we price reasonably to compared to recent sales. Their house then sells quickly for best possible price.

My listings sell on average in 5.3 days compared to ~47 days for most agents.
In the past year my listings have sold or gone under contract (called Days on Market or DOM) in an average of 5.3 days.
Below is a chart from the Austin Board of Realtors showing the the average Days on Market over the past few years. The average DOM is seasonal with about 25-35 days during the late spring/early summer market increasing to 80-90 days during the Dec/January holiday season.
